For landlords, a vacancy is also a chance to check condition, complete agreed maintenance and prepare a property for its next occupants. Cleaning is one part of that process. A written turnover plan helps owners and service providers understand what needs doing, who is responsible and when the unit is ready.
What the market data tells us
CMHC’s 2025 Rental Market Report release described a slightly softer Ottawa market: the vacancy rate reached 3%, while newly built units had a higher rate of 6.7%. These are 2025 findings, not a live October 2026 measure, and they should not be treated as vacancy estimates for Casselman or Hawkesbury.
Our practical takeaway is to pay attention to presentation and readiness when tenants have more choices. A clean property can support a well-prepared viewing and handover, but it does not guarantee a faster lease or a particular rent.
Agree the scope before the cleaning date
Walk through the unit and record the work needed. Discuss kitchens, bathrooms, appliances, windows and any outdoor areas included in the job. Identify damaged or delicate surfaces and distinguish cleaning from repairs. Set access arrangements and a realistic handover date so the cleaner is not working around unfinished maintenance.
Look beyond the unit itself
Entrances, shared corridors and accessible exterior areas also shape how a property feels. Consider whether windows, gutters, lawn care or suitable power washing need attention. Bundle tasks only when the timing, access and scope make sense for that property.
Use a checklist that can be repeated
For owners of several properties, a consistent checklist makes quotes easier to compare and expectations easier to communicate. Record what was completed and what still needs the owner’s attention. Start with one building or turnover, then review the process before expanding to more sites.
